Every step is recorded as it happens — who did it, when, and what changed — so the file explains itself at closing and afterwards.

Does Petra record documents with the county?
Not yet. Petra tracks recording status and the recording confirmation number you enter; electronic recording submission isn't built.
What happens to the audit trail?
Every step is added as a new entry — earlier entries are never overwritten — so you can show exactly what happened on a file and when.
What does it cost?
Petra is free through 2026, with no subscription or card required. Some property lookups use the starter credits every new account gets.
